Located on Châteaubriand Avenue in Montreal’s Rosemont-Petite-Patrie neighborhood, Canada, Le François-René six exceptional, thoroughly contemporary residences. These residences are designed by Maurice Martel Architecte and completed in June 2015. It is an awesome project where urban comfort provides a healthy and pleasant environment in the heart of the city.

This project is located in Montreal’s Rosemont-Petite-Patrie neighborhood, in the midst of a condo boom and the developer Maître Carré has taken on the mission of creating a sustainable breath of fresh air to the industry. These residences are set amidst a traditional streetscape of attached duplexes and triplexes with standard zoning that allows for two new triplexes.

It is a project of a multi-unit residential that meets the highest standards of construction quality and sustainability. It gives young families a healthy and pleasant environment in the heart of the city. Each townhouse has a private parking space, a shed, a lawn, a wooden deck, a yard, and a basement to provide the comfort of the suburban single-family home.

Each unit is also fully wired for an optional electric-vehicle charging station and the dwellings Novoclimat 2.0 certification to compliance with a high government-set standard. Natural gas is chosen for appliances and heating to improve the comfort of each home while reducing energy costs.

 

Materials

It is a project with a deep passion for contemporary architecture where plenty of room is allowed to flourish. Some interior and exterior details are custom-made while the facade reveals a strong desire to instill a contemporary character through the design of the stairs and brickwork.

The light grey-brown brick is tempered by a header layout to break up the uniformity of the façade and preserving a streamlined style. There is also a subtle arrangement of header bricks instead of the ornamental wood of traditional cornices. The texture of the brick marks the boundary between the condominiums and townhouses with the inverse layout.

The stairs are custom-designed and built by the architects, including the 90-degree turn to make the most of the limited space available. Each townhouse has a small front yard with perforated aluminum railings designed to be suitable for climbing vegetation, providing vitality, privacy, natural air filtration, and noise abatement. The large, generous windows offer a variety of shapes, designed to optimize the amount of natural light that enters.
